In addition to being a property management company, we are a also full service real estate company. We use services such as Sandicor MLS, Rent.com, Craigslist, and Pennysaver.

We strive to ensure that all of our rental properties are filled as soon as they are put on the market. We will pursue all leads and inquiries promptly whether they are submitted online, on the phone or in person. We will schedule showings, meet prospective tenants or agents, at times most convenient to them, be it weekdays, weekends or evenings.

The “Better Tenant System”

After over two decades of managing properties, we know how to find the best suited tenants for your property. To find and, often more importantly, keep these tenants, we have developed a “Better Tenant System”.
The system includes:

  • Casting a Wide Net: The more applicants, the better the chance of finding the best tenant.
  • Consider Credible Credit: Using common sense to determine acceptable credit.
  • Find Positive Cash Flow: Will the tenant be able to pay the proposed lease amount for a extended period of time?
  • What’s the Story? Finding out why the tenant wants to lease the property.
  • Keep to the Contract: We make sure that all parties adhere to what is laid out in the contract.

Tenant Coordination

  • Prior to Move-in: Once the contracts are signed by both parties and a move-in date has been decided, we will coordinate the move. We collect the first month’s rent and security deposit with cashier’s check.
  • During Move-in: We conduct a walk-through the property with the tenant so that there is a mutual agreement regarding the condition of the property. All this is documented with digital photography and a Move In/Move Out Condition form. Keys, remote controls and other relevant information are given to the tenant/s at this time.
  • Following Move-in: We will show the tenant how to pay their rent online and let them know the best way to contact us should there be an emergency. We can also help with the transfer of utilities.

Expense Management

You can choose which bills you would like us to manage and we will deduct these and any other expenses related to the upkeep and maintenance of your property.

For any repairs that will cost in excess of $350, we will secure 3 bids for service. We continually look to work with high quality vendors who provide the best service while keeping costs down.

Each month you will receive a monthly accounting statement detailing all income and outgoing costs. We will also provide you with a year-end accounting summary for your account and 1099’s.

Ongoing Property Maintenance

Our tenants are able to contact us 24 hour a day. We have been able to reduce the cost of repairs and maintenance due to our extensive network of contractors, vendors and handymen and bid system. We can also make recommendations to help you improve the value of your rental, but also the value of your property should you decide to sell in the future.

Contract Execution

You will be asked to approve this contract before it is forwarded to the tenant. Our contracts are authorized by the California Association of Realtors and will protect you should a legal issue arise.

Lease Collection & Disbursement

  • We are responsible for collecting the rent as per the terms of the agreement and we will disburse the rental proceeds, minus any fees, to you on a monthly basis.
  • If the tenant does not pay on time, we serve a “3 Day Notice to Quit or Pay Rent”. Then if the tenant still does not pay the rent in the contractual time, we start proceedings to evict the tenant.

Annual Inspection

A inspection of your property will be conducted at least once a year by a property manager with the tenant in attendance. The purpose of the inspection is to:

  • Make sure that the tenants are looking after the property and finding out if there are any issues that need to be addressed or maintenance and repairs that need to be undertaken.
  • Make sure that all people living at the property are on the lease, and that there are no additional pets that have not been agreed to on the lease.
